     I provide discreet Real Estate services to discerning clientele who appreciate integrity, professionalism, and a knowledge of the Real Estate market in the Puget Sound Area.  My clients come from all parts of the world.

     If you are unfamiliar with purchasing Real Estate in Washington State, let me give you some basic information that you might find useful. 

     First of all, only Brokers are licensed to transact Real Estate in the State of Washington.   An example of a Broker might be Windermere, John L. Scott, Coldwell Banker, or Dana Kohut.  Most Buyers are represented by salespeople/Realtors who must work under the supervision of a Broker.  My clients are not represented by a salesperson, they are represented by a Broker.

     The process of purchasing Real Estate can vary widely, but the basic process is that an offer is made, if accepted, there is an inspection, if the inspection goes well, the property goes pending, and in 30 to 45 days, the transaction is closed using an Escrow and a Title Company.
 

     Depending on the quality of the representation; transaction processing skills, negotiating skills, and strategy can come into play to various degrees.  Transactions can go smoothly or they can be a nightmare depending on the level of the Realtors abilities.  Most transactions have problems, but there are very few problems that a competent Realtor can not handle.  I believe that a good Realtor is more successful because they focus on solving the problem instead of wasting time placing blame.  If the other agent isn't doing their job, then do it for them.  If escrow needs help, help them.  If by the end of the transaction my clients believe Real Estate is easy and that purchasing property is simply a boring process, then I can be proud of the job I've done.  By the way, this is how my process goes:

     My approach to finding you your next home is simple.  I listen and I preview.  While I do the leg work, you get to enjoy your precious time.  Keep in mind that the home you want or need is not always available when you want it.  Searching for a home is a process and I realize that your requirements may change. 


Buying Property in the State of Washington

    
All states are not the same.  In Washington, the process goes something like this:

          1) You contact your lender so that you will know how much you will feel comfortable spending.  I know wonderful lenders that I like to work with if you need one.

          2) You contact me to let me know how much and what kind of home you would like.

          3)  I find you a home and then help you make an offer.

          4)  I will then negotiate the offer to your advantage.

          5)  After acceptance, your Earnest Money is deposited in Escrow.

          6)  A property inspection is scheduled at your cost.

          7)  If you decide after the inspection that you want to proceed, then the inspection is negotiated.

          8)  If you decide after the inspection that you don't want to proceed, then your Earnest Money is returned.
         
          9)  Approximately 30 days after the inspection has been negotiated, you move into your new home.  This amount of time is open for negotiation.  You do not have to be present at closing.  Closing documents can be sent anywhere in the world if you are traveling during the process.
